The renting process is almost like buying a house. The owner is going to transfer rights to a tenant and that is why it could be very complicated at times, but we will try to make it as comfortable as possible.

When you decide to hire me to help you find a rental, I will need the following information.

- How many bedrooms do you need?
- What about bathrooms?
- One story or two stories?
- What is the amount of rent you will like to pay?
- Do you have any pets?
- If yes, what breed and weight?
- How soon do you need to move?
- Do you need a seasonal or yearly rental?
- Are you relocating from another state?
- What other amenities are you looking for? Example: Fitness Center, Pool, Grocery Store on site, etc.
- How many adults and children will be living at the property?
- Would you prefer a house or a condo?
- Do you need public transportation?
- Address of your employer? Only to hel you with local traffic.
- Do you have first, last and security deposit?

After reviewing the answers to the questions we gave you, we will first put you on our automated property search system in order to keep you informed about all new listings, and any changes on existing listings.

We do the research, and will submit our recommendations to you. Once you see our properties and sche

Before we submit any recommendations, we usually preview the properties before taking you to see them. This will narrow down our search and I am able to show you properties that match your criteria.

Once you select a property, we will scheduled appointments to see them and we go from there.

Very simple and convenient if you are working or don't have the time to visit the properties during business hours.

We do all the work for you.

Once we found the right property for you and you decide to make an offer.

At this time, we will prepare an intent to lease form and submit to the landlords agent.

Most of the time, they will require Credit and Background check. Expect an application fee between $30-50.

One thing we need to becareful with is foreclosures. There are cases in which the landlord fails to disclose they are in foreclosure and the tenant might have to move soon after moving in.

The other issue will be the associations. Some of them require an application fee of up to $150 and some will require an interview in person or over the phone.

Once the application is accepted and the landlord accepts your intent to leaser, we will have the landlord supply us with a standard lease or a lease prepared by his attorney.

At this point I will suggest you have an attorney review the lease and accept or make changes to the lease.

The process usually takes between 2-4 weeks.

Depending on how fast the tenant has to move in, we might have to pay a rush charge to the association in order to expedite the process.
